Location
The Mahayani compound consists of three villas set in a small village not far from the main road from Seminyak to Tanah Lot. The location is very quiet and secluded, and you’ll be woken up only by the sounds of birds and roosters. Surrounded by pandan bushes, bananas, papaya and mango trees and resting under tall coconut palms you feel like being near Ubud, but you are actually in South Bali and close to the island’s best shops and restaurants. In spite of its very quiet and rural setting, it’s only about 15 minutes to Seminyak’s most trendy restaurants such as Ultimo, Metis, La Lucciola, Ku De Ta, Hu’u, The Living Room and Sarong. It’s about 20 minutes to the “Bali Nirvana Golf Course” and the famous Tanah Lot temple and approximately 45 minutes to Bali’s international airport.

The Villa
From the main entrance you step down to the open-air living & dining areas overlooking the 12-meter swimming pool with four comfortable deck chairs, a traditional thatched “Bale” and terraced rice fields. There are beautiful antique cabinets, comfortable sofas and carpets, and everything is decorated with carefully selected modern paintings, sculptures from different parts of Indonesia and local artifacts. The dining room features a long wooden table for up to 10 guests. The adjacent and spacious open-plan kitchen is equipped with all modern amenities.

Guest Suites
Adjacent to the living area you’ll find a cozy air-conditioned library cum study which is part of the master suite and features a TV set to receive over 50 international news programs, sports and movie channels, a DVD player, a small bar fridge, as well as many books, magazines and games. One of the two comfortable sofas is actually a convertible bed which can sleep one additional guest, and the library is connected directly to a bathroom with shower – which can also be accessed from the living area.

Via an indoor stair case you access the master bedroom above which has a king-size four-poster bed, a spacious en-suite bathroom with a bath tub, double sinks, walk-in wardrobe and a balcony overlooking the beautiful swimming pool and surroundings. This pleasing symmetry is carried through to many elements within the villa, including the 11m2 swimming pool which lies between the pool pavilion and a master bedroom pavilion.

Entry
The villa is entered via gates which slide open to reveal a 2m-high black-stone Buddha head serenely welcoming visitors to the property. The entry courtyard provides ample room for parking and is dotted with frangipani, oil palms, jasmine, yuccas and African tulip trees. Guests walk over sandstone steps across a large koi-filled pond to the main entrance doors.

Sitting room
Two sets of tall sliding doors at the entrance to the main building open to reveal a spectacular open-air, double-height sitting room which faces the garden and pool, and overlooks the rice fields beyond. This space, which seats 12, is furnished with two oversized black teak sofas and armchairs set around matching coffee tables. The black upholstery is brought to life with vibrant contrasting green and orange cushions. Along the back wall of the sitting room, an ancient canoe has been topped with glass and transformed into a 6m-long table; a stunning centerpiece for a buffet dinner. Above the canoe, 10 antique carved wooden panels are framed against the golden sandstone walls.

A galleried timber walkway runs above the sitting area and then ducks back to the upstairs of the bedrooms, providing another opportunity to enjoy the views.

Dining room and Kitchen
To the right of the sitting room, glass sliding doors lead into the formal, wooden-floored, dining room, displaying a massive 5m-long solid Marbau dining table which will seat up to 20 people. More sliding glass doors open onto the garden at the front, while a large mirror is set in an antique door frame at the far end of the room. A charming old green glass-fronted cabinet houses glassware and crockery next to a door which leads through to the kitchen.

The kitchen at Villa Bendega Villas reflects the owners’ love of cooking. The fully-fitted, air-conditioned, modern kitchen has dark wood cabinets and cream-colored Corian work tops. The chef’s biggest delight is the range of equipment – including an extra large oven, a Jura Impressa coffee machine, waffle-maker, Cuisinart panini toaster, ice cream maker and dishwasher, to name but a few. The kitchen is also equipped with two large fridges, a freezer and wine fridge in the pantry.

Library
On the other side of the open-air sitting room is the comfortable library and adjoining games room. A set of floor-to-ceiling shelves contain numerous books on Bali and Indonesia as well as more popular holiday reading. The library has a 50-inch flat-screen television with DVD player and more than 50 international satellite channels. An L-shaped sofa and two floral printed chairs offer plenty of comfort in front of the TV.

Games room
The games room is surrounded by glass and can be opened up on three sides to the gardens if desired. A high, round table and bar stools plus two easy chairs provide seating for spectators. While the full-sized pool table is the centre of attention, there is a wide selection of games, for those less adept with the cue.

Across from the library and games room is a delightful guest washroom. Finished in warm Indian Sandstone, and furnished with a very beautiful antique cabinet featuring colorfully painted Indonesian characters, this washroom opens into a small walled garden planted with frangipani trees and decorated with carved stone panels and pedestals.

Pool and Pool Pavilion
Across the lawn, directly opposite the living room, the 11m x 11m stone-tiled infinity-edged swimming pool overlooks the rice fields. As well as being large enough for some serious swimming, the pool is perfectly positioned for sunset cocktails, which can be enjoyed from the wide stone ’shelves’ set into the pool at just the right depth. To the right of the pool a large open-sided pavilion is home to a huge L-shaped daybed, upholstered in waterproof orange Sunbrella fabric and scattered with bright, sunny cushions; and you can roll straight into the pool from the matching beanbags at the edge of the pool deck.

The round table and chairs at the centre of the pool pavilion will seat up to 10 people for casual outdoor dining. This is a great place to congregate at the start of the day for a ‘come-as-you-please’ breakfast. Behind a sliding louvered door at one side of the pool pavilion is a water cooler, bar fridge and sink. Around the corner a door leads into a guest changing room with toilet and shower.

Garden Bale
To the far side of the lawn, perched over another koi pond that leads to one of the bedrooms, is a peaceful relaxation bale furnished with a comfortable daybed, floor cushions and two petrified-wood stools.

Gym and Massage Room
To the right of the entry courtyard, a stepping-stone pathway leads across the lawn to the gym and massage room, housed in its own private pavilion. This room is divided by a folding carved wood screen, with a massage bed on one side and an exercise bike and treadmill on the other. While they exercise, gym users have the option to watch TV or listen to music, which can be programmed specifically for this room. Although surrounded by glass on three sides, the gym and massage room is fitted with blinds which can be pulled down for privacy and the room can be fan-cooled or air conditioned.

Tucked away behind the gym is an outdoor bathroom with toilet, rain shower and, the piece de resistance, a huge bathtub carved from a single piece of black granite, reached by stepping stones over a tranquil pond. The walled garden surrounding the tub is planted with frangipani and palms and a Flame of the Forest tree – a sublime place to relieve those aching muscles after a good work-out.

Bedrooms
Every bedroom at Villa Bendega Villas has lovely open views across the greener-than-green rice fields of Canggu. The villa can accommodate eight people in three king-bedded rooms and one twin bedroom (which can convert into a fourth king-bedded room). There is capacity to add two more fold-away beds for children if required. All bedrooms are generously sized, tastefully furnished, and have en-suite bathrooms and outdoor balconies.

Master Bedroom – Ground Floor – Purple Room
Accessed by stepping stones across a garden pond, the first master bedroom is housed in its own pavilion at the front of the gardens, directly overlooking the rice fields. This room is private, peaceful and perfectly placed. A canopied, four-poster, king-size bed is the focus of the room, facing a private terrace and the rice fields beyond. Behind the bed is a large, walk-through, mirrored dressing area with enough wardrobe space for even the most extended of stays. The room is furnished with antique console tables, bedside cabinets and an easy chair upholstered in ikat fabric, custom-printed to match the other purple accessories in the room. A door at the side of the bedroom leads out to the pool and gardens.

The en-suite bathroom is vast. At one end, again overlooking the rice fields is a sunken double bathtub. Two wash basins are set in Travertine vanity tops running along the side of the bathroom while, at the far end, a large walk-in shower offers both rain shower and hand shower fittings.

Master Bedroom – Upstairs – The Orange Room
This bedroom is positioned at the far right of the upper floor in the main building directly above the dining room. Accessed by a private walkway, a centrally placed, canopied, four-poster king-size bed looks out onto a private terrace with daybed which, in turn, overlooks the gardens, pool and rice fields. To the right of the bed is an antique yellow and green painted Javanese cupboard, on top of which are two painted wooden cockerels.

Directly behind the bed, the dressing area leads through to another large en-suite bathroom presenting similar fittings to those in all the master bedrooms, but this time the super-size bathtub overlooks the gardens of the villa. Adjoining the bedroom is a study equipped with a laptop computer and printer.

Master Bedroom – Upstairs – The Green Room
At the opposite end of the upper floor another king-bedded master bedroom awaits. The large bathroom also has a separate shower and a large bathtub with views of the ocean. The room is furnished with teak console tables, bedside cabinets and an easy chair upholstered in ikat fabric, custom-printed to match the other green accessories in the room. A canopied king-size four-poster bed looks out over a full ‘wall’ of sliding glass doors that lead out onto a balcony furnished with a colorful daybed which is shared with the twin room next door.

Twin Room – Upstairs – Turquoise Room
Villa Bendega Villas has been designed with families in mind and this twin-bedded room, with its turquoise accessories is ideal for children (the beds can be easily converted to a king size if preferred). This bedroom also features a 37-inch flat screen TV. Fitted wardrobes and shelving, an antique console, an easy chair and bedside tables complete the furnishings. The en-suite bathroom has a spacious walk-in shower and double wash basins.

Audio Visual
A Sonos digital music system, with several thousand play tracks sorted into a wide variety of genres, can be controlled remotely from anywhere within the villa. Different tracks or playlists can be played in the pool pavilion, dining room, sitting room, library and games room or gym. IPods can also be connected to the Sonos system and iPod docks and speakers are provided in all the bedrooms.
The library has a 50-inch, wall mounted flat screen TV and DVD player with more than 50 satellite channels. Two additional flat-screen TVs can be found in the gym and the twin bedroom.

Communications
Phones are situated in all bedrooms and living areas at Villa Bendega Villas. An in-house phone system allows guests to make calls to other areas of the villa, including to the manager’s office or kitchen. All phones can make IDD calls which are charged at cost.

A laptop computer and printer are available to guests in the study and a further printer and facsimile machine can be found in the villa manager’s office.

Villa Location
Villa Olesha is a magnificent three bedroom villa located on the west coast of Bali, just five minutes walk from the sandy surfing beach of Canggu. It is reachable within 20 minutes from Ngurah Rai International Airport, it is only 15 minutes from the vibrant tourist area of Seminyak, and 15 minutes drive to Nirwana Golf Course.

Villa Style
It beckons the visitor with a tall artistic tower with arches and stained glass walls. A terracotta sun-face gives approaching visitors the feeling they are entering a very special place located among the emerald green paddy fields. The villa is designed with amazing Balinese architecture and an Indian touch. The entrance level of the sprawling property, welcomes the visitor with statues of elegant Balinese ladies holding flower- pots atop their heads. The car passes along the coconut, mango and other fruit trees to reach the garage where the staff receives the visitor against the backdrop of a magnificently sculpted Javanese door.

General Description
The lounge, measuring 16m long and 5m wide is beautifully decorated niches on one side and a view to the courtyard on the other side. It has a 3m x 2m single block inlaid green marble floor with mirrors on the ceiling covering the air-conditioners. The lounge also merges into the entertainment section with a giant TV screen providing satellite TV, DVD, LCD, VCR and BOSE surround music for a home theatre. A library is on the left side. The right side opens to a colorfully tiled verandah with relaxing wooden chairs for a view of the water fountain in the center of the courtyard.

Wooden stairs, under an imposing three-span arch, lead to the first floor with wide-open windows, equally big as the Master suite down below. It gives an eyeful of the magnificent scenery around including the ocean and a splendid view of the estate. The wooden columns and hand carved arches provide a charming setting for a relaxed atmosphere with friends on the specially designed chairs, sofas and canopy-bed. A bar is also set on the exquisite wooden floor.

The colonnade of the house leads to the two guest bedrooms located on one side of the garden. Air-conditioned with mosquito nets, the rooms are charmingly decorated with painting and lovely statues in the en-suite indoor-outdoor toilet and bathroom. A large wardrobe with safety box and a writing desk with chair complete the furniture arrangement. In between the two guest bedrooms is a daybed for lounging and to appreciate the manicured garden with exotic hand crafted statues in white palimanan stone.

The colonnade, with beautiful Indian and Balinese paintings on the right side walls, passes through a charming entry with a stone carved screen on the left and ends at the master bedroom. The large Master bedroom with wide sliding glass doors opens to the swimming pool on one side and a wooden deck on the other. In the center of the property is a formal square living room. On the right of the colonnade leading to the living room is a uniquely designed toilet. The living room is open on all the four sides with tall sliding glass doors and an antique wooden door facing the second level garden. The reclining sofas and chairs under a fan with a stereo music system gives a breathtaking view of the third and the fourth lower levels of the property and the swimming pool; a world far from the madding crowds. A beautifully crafted ceramic inlay at the center of the room reinforces the Asian touch brought home ecstatically by three magnificent silk paintings. The four steps, in front, lead to the white terrace with a motive for chess. The terrace is ideal for parties and events. The colonnade also leads to the raised dining room on wooden pillars. The dining room is open on all the three sides with wooden columns supporting beautifully carved arches. Two dining marble tables mounted on Palimanan stones with antique dragon-shaped candle-supports and specially designed leather chairs provide an elegant feeling of comfort and ease.

On the fourth and the lowest level of the estate is set a unique lumbung, among luxurious flowers and fruit trees with fish-ponds and fountains. The architecture is that of a rural rice-barn with thatched roof. It comprises gym area on the lower level and spa area on the first floor provided also with a fan and a mosquito curtain making it a very intimate place to enjoy the rural and rustic atmosphere. The view of the vast expanse of multi-tiered rice fields beyond the swimming pool and the peaceful river set against the traditional rice-barn with deck can washed away any stress. The kitchen right behind the dining room is fully equipped to meet with the demands of the rich menu.

The large infinity swimming pool placed at the end of the third level of the property is ideal for the community time. The eighteen-meter long pool gives ample scope for a good work out as also fun and frolic. Easy chairs of different designs provide sunbathing facilities in any postures. The Balinese Bale with comfortable cushions facilitates reading or napping under the roof covered with bougainvillea flowers. The pool lets the water through a cascade into a lower pool. A wooden platform under the mini-waterfall of about three meters helps to have a full invigorating body massage making it a natural Jacuzzi.

Reach the landmark tower of Olesha, by slowly walking along the soft but firm green grass of the wide lawns surrounded by stunning flowers of all hues, fruit trees showing off their attractive possessions against the relaxing chatter of the water fountains at all the four levels. Open on three sides with a cream terrazzo floor under a soaring shingle roof, the pavilion is illuminated by mood lighting, adorned with colourful artwork, and cooled by natural breezes and ceiling fans. It is furnished with deeply cushioned segmented sofas, a coffee table and shelf units. Hidden behind cupboard doors is a 42″ satellite channel TV and DVD/CD player together with a Bose sound system.

Dining Pavilion
Stepping stones across an ornamental pond link the Living Pavilion with the open-sided Dining Pavilion and Kitchen. The spacious dining area is cooled by ceiling fans and furnished with a teakwood dining table for twelve. It is linked to the open-plan kitchen by a wide service bar complete with bar chairs.

Kitchen
The designer kitchen reveals a discriminating taste for functional beauty and cutting-edge style. Crafted in white with a central island and ample storage space, it is fully equipped with an imported oven and hob, and everything else that the chef needs in order to prepare delicious meals, in accordance with the whims of his guests.

TV Room
The cosy, air-conditioned TV Room, fitted with ceiling fan and pivot windows, is positioned centrally upstairs. It is furnished with comfortable upholstered sofas, low tables, lamps, and a television cabinet with a flat screen 42″ TV with satellite channels and a DVD/CD player.

Bedrooms
Two of the bedrooms are positioned downstairs and two are positioned upstairs, following the symmetrical design of the villa. Each presents a cool terrazzo floor, ceiling lights and white walls adorned with local artwork. Three of the bedrooms are furnished with king-size beds, while the fourth bedroom is furnished with twin, trundle beds, which sleep up to four kids as each bed incorporates a spare bed that rolls under the main frame. Other furnishings include built-in wardrobes, ottomans, desks and bedside tables, complemented by reading lamps and colour-themed cushions in rich silk fabrics. Sliding glass doors open from the upstairs bedrooms on to a wide balcony, furnished with a daybed and presenting lovely views of the garden, the neighbouring rice fields and the sea.

Each bedroom, complete with private en-suite bathroom, is equipped with individually controlled air-conditioning, a ceiling fan, a safe deposit box, DVD/CD player and flat screen TV with satellite channels.

Bathrooms
The four en-suite bathrooms are characterised by non-slip acid marble floors and creamy-white Palimanan stone walls. Each features a walk-in rainshower and toilet behind glass doors, twin washbasins and wall mirrors. Additionally, the two generously-sized downstairs bathrooms are each complemented by courtyard gardens planted with travellers’ palms and shrubs. When the glass doors are opened the interior becomes one with nature. Surrounded by walls, these romantic garden bathrooms are totally private. In addition to an indoor standing rainshower, each features an outdoor rainshower, sheltered by a roof for an alfresco showering experience. Inside each downstairs bathroom, bordered by three walls of gleaming glass, is a dreamy oversized terrazzo bathtub fitted with a handheld shower.

A guest washroom is located downstairs behind the dining pavilion.

Swimming Pool & Garden
The 20 x 12 metre swimming pool is linked to an ornamental pool to create a T-shaped feature, which ensures that two sides of each of the twin, open-air, living and dining pavilions are bordered by water. Beside the pool is a timber deck furnished with six sunbeds and sunbrellas, while centrally positioned poolside is a big, open-sided ‘bale’ relaxation pavilion with a cushioned floor. The walled garden is planted with fragrant frangipani trees, travellers’ palms and a line of coconut palms. The flat velvety lawn covers a sizeable area and is ideal for outdoor games or as a venue for Balinese dance performances, parties or weddings. The modern kitchen provides the staff with the equipment and facilities to cater for a variety of small functions. Special events can also be coordinated by professional outside caterers who have the world-class expertise to prepare a sumptuous feast at the villa, in addition to the coordination of decorations, flowers, lighting, sound systems and entertainment.

Services
Villa Asante is supported by a carefully selected team of highly trained, friendly staff who will do their best to ensure that their guests experience a truly enjoyable stay in Bali. The team is headed by a villa manager who will oversee and coordinate the staff and property, and is available to assist guests during their stay. The team also includes a cook, housekeepers, a gardener/pool attendant and security guards. The cook is trained in the preparation of both local and international cuisine, and is responsible for all the market shopping, in accordance with the needs and the whims of the guests.

The housekeepers fulfil all of the housekeeping duties while also taking care of the daily laundry. A driver and car is available, inclusive of price, 8 hours per day. Baby-sitting and massage services are also available on request at an extra charge.

Location
Villa Asante is located in the fishing village of Canggu, just 5 minutes’ walk from the rugged beach, which is renowned for its world-class surf breaks. A timber sun deck, furnished with four sunbeds and two umbrellas, runs the length of the pool and on the opposite side is the ‘Sunset Deck’ a large wooden deck resting at the same elevation as the upper floor of the villa. Underneath the deck is another relaxation area, which is also suitable for al fresco dining, and furnished with sofas, a dining table and bench seats. At the top end of the pool is a stone deck sheltered by pink frangipani trees, and above this is a wide flight of sixteen stone steps, this grand entrance takes visitors up to the large living and dining room on the upper floor.

Master Bedroom
The air-conditioned Master Bedroom is located at ground level. It features a warm timber floor and modern dark wood furnishings including a king size bed, softly cushioned chairs, an ottoman, a large wall mirror and an L-shaped desk in one corner. A large cabinet houses a 21-inch TV, together with a DVD and quality sound system. The interior decor showcases the chic signature style of Dean Kempnich, with an olive and deep cerise theme. The bed is dressed in sumptuous silk fabrics with an array of scatter cushions in toning shades. This picture of luxury is completed with funky cerise-pink lamps.

A spacious adjoining dressing room presents plenty of storage and hanging space, with fitted cupboards and large wall mirrors. There is also a safe deposit box.

The dressing room leads into an en-suite terrazzo-floored bathroom, characterised by a large terrazzo bathtub. Twin ceramic washbasins rest upon a terrazzo vanity unit and the toilet is positioned to one side. All of the guests’ needs have been considered with the installation of excellent lighting. At the far end of the bathroom is a walk-in shower boasting a semi-open air ambience and an abundance of natural light, due to the provision of an open area at the top and sides of the shower, which allows the cool breezes to circulate. The shower is complemented by a myriad of textures with a Palimanan stone and pebble floor, timber panelling, frosted glass, and a random rock wall.

Sliding glass doors open from the bedroom on to a stone verandah furnished with two cushioned chairs and a table. Sheltered by a roof, this shady nook is bordered by a hedge of bulrushes for privacy.

Children’s Bedroom with adjoining babysitter room
The second bedroom on the ground floor is suitable for children because it is adjoined by a small room designed to accommodate a babysitter. The babysitter room is furnished with cupboards and a bed.

The children’s room features twin mattresses resting upon a wide base. This air-conditioned room is also suitable for a couple, because the mattresses can be pushed together to create a double bed. The room features a wall-length desk, built-in shelf units, a timber floor, and a very private verandah accessed by sliding glass doors and located in the back corner of the villa’s walled garden. The verandah is furnished with two chairs and a table. The bedroom is also equipped with a 20-inch TV, DVD and sound system, and a safe deposit box. A dedicated dressing area features a large wall mirror and fitted cupboards. The en-suite terrazzo bathroom presents a vanity unit with a washbasin, toilet and walk-in shower, complete with tiled floor, random rock walls and frosted glass screens, which are open at the top to allow cross ventilation of the natural breezes.

Kitchen
The state-of-the art service kitchen is fully equipped with everything that the staff need in order to prepare delicious meals. Located on the ground floor, it is fitted with gleaming appliances, black marble units, a central island, and a large oven with a six-burner gas hob. This expansive and impressive kitchen is also a professional facility for outside caterers to prepare lavish feasts for weddings, parties and special functions. A precious feature, rarely seen in Bali, is the electric food elevator, designed to convey food and other items from the kitchen to the dining room on the upper floor.

The kitchen area is also the location of the linen room, laundry, and staff rooms. There is a guest washroom located on the ground floor close to the main entrance.

Living & Dining Room
The magnificent Living & Dining Room is the central focus of the villa; it is accessed by a grand flight of Palimanan stone steps leading up from the pool terrace, in addition to another staircase located near the front door. This long room is characterised by a polished wood floor with a terrazzo border under a soaring dark timber roof. Colourful local artwork adorns the walls and, at one end, sliding glass doors open onto a verandah with a gorgeous ocean view. As soon as these doors are opened, the room is filled with cool sea breezes accompanied by the melodious sound of the waves. A set of folding glass doors above the central staircase can be opened to increase the effects of the cross ventilation, and the room is also equipped with four pendulous steel ceiling fans. When the doors are closed, guests have the option of air-conditioned comfort.

At one end of the room is black marble bar, behind which is a small kitchenette complete with a 3-burner hob, a sink, and a wine cooler housing a good selection of wines. This is the area to which the food is transported by elevator from the downstairs service kitchen, and there is also a staff staircase with direct access to the kitchen. Next to the bar is the dining area furnished with a large square dining table that comfortably seats twelve.

The living area is on the seaward side of the room, furnished with a long sofa, scatter cushions, ottomans, a coffee table, an arching chrome standard lamp, and a dark wood cabinet housing a TV, DVD player and quality sound system.

More doors at the opposite end of the living and dining room lead out onto a large U-shaped stone deck, which wraps itself around the far side of the villa, more than doubling the space of the living and dining area, thereby making it a perfect venue for parties. One section of this deck is sheltered by a timber and clear polycarbonate roof, which provides shade while still allowing the natural light to shine through. This cool verandah is furnished with a circular table and chairs, ideal for casual alfresco dining. Another area is furnished with a large built-in cushioned daybed for relaxing, sleeping or sunbathing.

Bedrooms 3 & 4
The 3rd and 4th bedrooms are located on the upper floor, on the same level as the living and dining room. Furnished with queen size beds, desks and ottomans, these air-conditioned bedrooms feature wooden floors, and each follows an olive and chocolate colour theme. Each is equipped with a TV, DVD player and sound system, and safe deposit box. One room has a narrow balcony and the other boasts a large stone balcony overlooking the pool and garden. Both of the bedrooms, the balconies and the bathrooms boast glorious sea views. LOCATION
Emerald Sunset is located in Canggu 300 meters from the beach on Nelayan Street. VILLA STYLE
The 4 bedrooms villa of 620 m2 is composed of 3 different 2 storey buildings linked on the second floor by a large terrace from where guests can admire a magnificent sea view especially for the sunset. The large manicured garden features an amazing 100 m2 lava stone swimming pool surrounding the buildings dedicated to the bedrooms. The villa has been designed by the very reputable Yoka Sara who has expressed a very modern architecture especially for the living area but has kept the Balinese touch with traditional material such as wood roof, and amazing old iron wood columns supporting the roof and for some of them plunging in the pool. GENERAL DESCRIPTION
The main air conditioning building featuring the living and the TV room upstairs is mainly made of large glass doors and windows. The roof and the walls are widening on the front to give an impression of space and to enhance the magnificent view on the surroundings. Comfortable sofas and coffee tables, Large LCD TV screen, Bose sound system and some Balinese arts are completing this amazing living area.

At the centre, a building features downstairs a well equipped pantry and an open space dinning area and upstairs a bedroom with en suite dressing and bathroom. The bathroom features 2 basins, a separate toilet, a shower and outside on the closed terrace surrounding by suspended garden a large terrazzo outdoor bathtub. On the front, a large terrace is opening on the garden, the pool and the Indian Ocean.

On the other side, the third building surrounded by the large lava stone pool features on the first floor a large master bedroom with dressing and a study which can be transformed to an additional junior bedroom. ENTRANCE
From the main gate surrounded by an external tropical garden, a large path slope down to the round about where 4 covered car parks are surrounding the main entrance of the villa. On the right side, a hill planted with tropical trees and the temple are providing a high privacy. On the left a large pound decorated with lotus and bamboo gives the feeling of the best of Bali and announces Sunset villa style.

The gate of Sunset villa opened on the manicured lawn tropical garden, a pound decorated with high flower sculptured vas and the path to the very modern living and TV room.

THE GARDEN
The 800 m2 garden is manicured with lawn and decorated with tropical trees, plants and flowers. Just beside the pool, 3 single wood long chairs and 1 double wood long chair, all equipped with comfortable mattress and protected by 2 large umbrellas are positioned on the lawn.

THE POOL
The 100 m2 overflow lava stone pool is around 20 meters long. Its shape is enlarging at the front and display emerald water or dark blue colour varying in connection with the sky and the period of the day.

SECOND FLOOR TERRACE
The 40 m2 2nd floor Terrace is perfect to admire the ocean and to have a drink during the sunset. From this pebble wash terrace, guests can have access to the 3 bedrooms situated upstairs with sea view.

LIVING & TV ROOM
The 90 m2 living room can be closed and air-conditioned with numerous swing glass windows or to be opened on 3 sides to the lotus pond, the manicured garden, the dinning area and the swimming pool. The 12 meters high ceiling gives a great impression of space and gives the vision of the big tropical trees surrounding the property.

GENERAL DESCRIPTION
The entrance of the villa is opening directly on a large pebble washed terrace planted of palm trees, a gym on the right side, a very comfortable open space living room all surrounding an amazing 150 m2 swimming pool and a 25 m2 Jacuzzi covered by Indian slate stones giving different colours in connection with the luminosity of the day. From the living room a wood path bridge gives access to the air conditioned dinning room including a fully equipped pantry and to the master bedroom hidden by a fabulous mango tree. The master bedroom equipped with ducting air conditioning, TV, DVD, sound system… features a king size bed with mosquito net a separate office space which can be rearranged into an extra junior room, a dressing, and an en suite bathroom. The bathroom features two basins, a shower, a separate toilet, a make up table and a huge out door terrazzo bath tub situated on a secluded and private terrace. From this upper level, guests can admire the India Ocean situated 200 meters from the villa. On the ground floor of this building two air conditioned bedrooms all fully equipped are featuring king size bed with mosquito net en suite dressing and bathroom all with separate toilet, shower and 2 basins. The corridor is leading the guests to the air conditioned TV room and library and to a second master bedroom fully equipped featuring a king size bed with mosquito net a separate office space which can be rearranged into an extra junior room, a dressing, and an en suite bathroom. The bathroom features two basins, a shower, a separate toilet, a make up table and an out door terrazzo bath tub situated on a secluded and private garden. The staff area including storage laundry and kitchen is situated under the gym. All the bedrooms floor and large sliding windows are made with merbau.

All the rooms are nicely decorated mainly with Balinese arts. The garden is manicured with grass lawn, different type of tropical trees, plants and flowers.

ENTRANCE
From the main gate surrounded by an external tropical garden, a large path slope down to the round about where 4 covered car parks are surrounding the main entrance of the villa. On the right side, a hill planted with tropical trees and the temple are providing a high privacy. On the left a large pound decorated with lotus and bamboo gives the feeling of the best of Bali.

THE TERRACE
The gate of Emerald River is opening on a large pebble wash terrace representing on a large scale different tattoo design. This 150 m2 terrace is planted of several palm trees and is featuring 3 single and 1 double well design long chairs, all equipped with comfortable mattress and protected by umbrellas.

THE POOL
Surrounding on one side by the terrace, the 150 m2 overflow pool plus the 25 m2 whirlpools are 25 m long. The amazing shape, the size, the cladding with Indian stones, the overflow on the garden below and the big mango tree gives certainly the most inviting private swimming pool in Bali.

THE GYM
On the right side of the pool, the 60 m2 open space gym with wood floor is featuring equipment such a Treadmill, Bicycle, Dumbbell, Trainer, balls, DVD and television. The east wall is entirely covered by a mirror.

LIVING AREA
The 100 m2 open space living area with its terrazzo floor is proposing the same tattoo design than for the terrace. It’s featuring on one side very comfortable sofa and armchairs and close to the pool a modern well designed waterproof sofa combined with armchairs and coffee table. The living area is equipped with 3 air fan, Bose sound system.

DINING AREA & PANTRY
From the living area, through a wood bridge, guests entered in the air conditioned dinning room and pantry. All the walls are in wood and glass, the floor in terrazzo. From here, you can see the pool on one side and the ocean on the other side. The high ceiling is equipped of air fan as well. The pantry is fully equipped and the dinning room is featuring a 12 seats round table.

TV & LIBRARY
Under the dinning area a 40 m2 air conditioned TV and library room is featuring large flat TV screen with Bose sound system, 2 sets of sofa and armchairs, 2 large coffee tables, air fan.

BEDROOM 1 (MASTER BEDROOM)
After the dinning, following the wood bridge, you enter in the 70 m2 master bedroom facing the river and the sea. The ducting air-conditioned bedroom with Merbau floor and glass wall with silk curtain on 2 sides is featuring a king size bed with mosquito net, 2 large and comfortable armchairs, a coffee table, satellite TV, DVD player.

At the back, a close and large study room equipped with desk and chair can be transformed on a small junior bedroom facing the river. A large and 4 meters long wood balcony overlooking the garden and its famous big mango tree is providing a special feeling and hidden place.

The walking dressing is featuring a large wardrobe. The terrazzo floor bathroom is featuring indoor a make up table, a separate toilet, a shower and two basins. Outdoor, in a garden surrounded by timber screen for the privacy is featuring a large terrazzo bath tub surrounded by tropical plants and flowers.

BEDROOM 2
The 80 m2 master bedroom is surrounded on the side by a private garden. The ducting air-conditioned bedroom with Merbau floor and glass wall with silk curtain on 2 sides is featuring a king size bed with mosquito net, 1 large and comfortable armchair, a coffee table, satellite TV, DVD player.

Besides the bedroom 3, the 40 m2 bedroom 4 situated on the west part, is facing the river. A wood terrace is overlooking the river and the manicured garden.
